FDD (Fault Detection and Diagnostics) Team Training

Questions below will help identify the needs for a facility in either the initial or advanced stages of a FDD implementation? 

  1. Is the current FDD highlighting problems or symptoms of problems?
  2. Is the FDD being implemented at a pace that engages or overwhelms building operators?
  3. Is the method of communication between the FDD software provider, building operators and BAS contractors working smoothly?
  4. Are the FDD algorithms used appropriate for the existing operation of the facility?
  5. Does the building staff or the BAS staff have the resources to address the faults identified?
  6. Is there a service contract in place with the BAS contractor and is resolution of the FDD action items compatible with the existing service contract language?

Organizational Training for Management/Building Operators

  1. Review existing building KPIs (Key Performance Indicators) and identify areas for improvement.
  2. Sort recommended improvements into quantifiable categories of cost reduction, comfort etc.
  3. Does data exist to support recommendations, if not what is the cost to get the required data?
  4. Will items to be funded through the (a) maintenance budget, (b) savings or (c) capitol expenditures?
  5. Implement approved recommendations.
  6. Identify new building KPIs (if applicable) for managers, engineers and operators.
  7. Ensure there is a reliable flow of data to support the KPIs.
  8. Determine if KPIs are best monitored by on site personnel or remotely.

Building Operator On-Site Skills Training

  1. Identify training goals such as:
    • Prepare operator for increased level of responsibility
    • Brush up on skills, fill gaps in existing skills
  2. Determine skill level, compared to skill level required to meet goals.
  3. Review currently available information for site-specific training such as:
    • As built manuals, drawings and control sequences
    • BAS (Building Automation System) graphics
    • Trend data from BAS, utility meters, sub meters, etc.
    • Operator Logs
    • Complaint Logs
  4. Identify any supplemental resources required to meet manager’s goals.
  5. Implement training
  6. Identify KPIs to ensure training goals have been met
  7. Review KPIs with managers
